INREV Guidelines and Standards
What INREV Is
INREV (the European Association for Investors in Non-Listed Real Estate Vehicles) is the principal industry body for non-listed real estate fund investors and managers in Europe. Its members include institutional investors, fund managers, and advisers with exposure to private real estate funds.
INREV publishes guidelines, standards, and research specifically for non-listed real estate vehicles — funds that invest in real estate directly rather than through listed REITs. These guidelines address reporting, NAV calculation, governance, fee structures, and sustainability disclosure.
What the Standards Cover
INREV’s guidelines and standards address several areas relevant to real estate fund operations:
Reporting standards — Standardised formats and disclosure requirements for reporting to investors in non-listed real estate funds. INREV reporting guidelines are widely used by European real estate fund managers and their administrators to structure quarterly and annual LP reports.
NAV calculation — Guidelines for how NAV should be calculated and reported in real estate vehicles, including treatment of property valuations, debt, and fees. Real estate fund NAV depends heavily on property valuations (typically annual appraisals), making the valuation methodology particularly important.
Fee and expense disclosure — Guidance on total expense ratios, fee definitions, and cost transparency in non-listed real estate vehicles.
Governance — Principles covering investor rights, fund governance structures, and manager accountability — broadly parallel to ILPA’s governance principles but tailored to real estate structures.
Sustainability / ESG reporting — INREV has developed frameworks for ESG disclosure in real estate funds, increasingly important as LPs require sustainability data from their fund managers.

Why It Matters
Real estate operations: For anyone working with real estate funds, INREV guidelines represent the industry standard for European non-listed real estate fund reporting and operations. GPs and administrators in this sector routinely reference them.
NAV production: Real estate fund NAV production has specific characteristics — property valuations are typically annual (not quarterly like PE) and involve external appraisers. INREV guidelines address how these valuations feed into fund NAV and how to handle valuation gaps between appraisal dates.
Investor reporting: INREV reporting templates overlap with ILPA Templates in their overall goal but are tailored to real estate structures. For investor reporting in a multi-asset-class context, understanding which standard applies to which fund type matters.
NAV concepts: The NAV concepts in this bundle apply to real estate funds, but with the additional complexity that property valuations are infrequent and rely heavily on professional appraisers (RICS Red Book in the UK). INREV guidelines address how to handle this practically.
Valuation risk: The challenges of valuation risk are particularly acute in real estate — annual appraisals, illiquid markets, and local market expertise requirements all create valuation uncertainty. INREV guidelines provide a structural approach to managing and disclosing this uncertainty.
Liquidity risk: Real estate funds can be open-ended or closed-ended; liquidity risk in open-ended real estate vehicles is an area INREV addresses through guidance on redemption queue management and gating mechanisms.
